From the business initiative “Parque Tecnológico Playa Paraíso 2010-Adeje,” we would like to take advantage of this article to review the project’s journey from its origins to the present day, while also sharing a recent development that has led us to consider, purely as a possibility worth exploring, approaching one of the world’s largest business fortunes: that of Amancio Ortega, through his holding company, Pontegadea.
A territorial development project launched in 2010
The initiative has been promoted since 2010 in the municipality of Adeje, Tenerife, on an approximately 120,000 m² site located on the Las Cancelas estate (cadastral plots 40, 50, 53 and the pond in polygon 8), within the Playa Paraíso area. This is a strategic location for southern Tenerife due to its potential to generate synergies between the tourism, academic and business sectors. The project is structured around two complementary lines of action:
–Parque Tecnológico Playa Paraíso 2010-Adeje, a leisure, training and research centre linked to the integrated water cycle, renewable energy (including hydroelectric use of the pond and photovoltaic energy), bioclimatic architecture and sustainable land-use planning. It is conceived as an R&D&I model that integrates the university into the business community, promoting the circular economy and landscape restoration. Facilities include a thalassotherapy centre, an ophthalmological institute, sports courts, a water management centre with a museum, and a socio-cultural centre.
– Future Marina with Marine Research Centre, a port facility (initially conceived as a pier for recreational and nautical vessels) to be established near the Hard Rock Hotel Tenerife, under the direction of architect Jerónimo Padrón López, with the aim of promoting the blue economy, artisanal fishing, nautical tourism and research into marine ecosystems.
A track record of leading architects and collaborators
Over the past fifteen years, the initiative has benefited from the successive collaboration of different architecture teams. In its early stages (2010–2011), the AMP Arquitectos firm participated, with Felipe Artengo and José María Rodríguez Pastrana, who made the first visits to the site and laid the foundations for the project. Between 2011 and 2014, Annika Schollin and Juan Pedro Salcedo joined the project, advancing the processing of the Territorial Action Project (PAT). Together with them, the first presentation conference for the business initiative was held in La Laguna on 16 December 2011. Between 2013 and 2015, architect Jerónimo Padrón López contributed his national and international experience, with projects published in specialist magazines such as L'architecture d'aujourd'hui. Since 2015, architect Alejandro Díez Martín has developed the 3D model of the Technological Park, completing the work of his predecessors.
From a legal standpoint, Jonathan Álvarez Rubio, an urban-planning lawyer specialising in environmental legislation and land-use planning, has been a key figure in the legal development of the initiative, providing the legal support required to channel the project within the framework of current territorial planning regulations, both in meetings of the drafting team and in sector-specific meetings with the regional and local authorities.
The drafting team has also expanded to include biologists (Paula Rivero and Ana Isabel Gómez), engineers, surveyors, geographers, philologists, renewable-energy specialists (RIC Renovables and Disfoten 7 Islas), and tax advisers, ensuring a multidisciplinary and rigorous approach. This way of working—publicly documenting each new addition to the team as soon as it is formalised—is precisely why we also mention here the recent arrival of Juan Antonio Morales Zerpa, manager of Bimseven and a specialist in BIM methodology. His contribution will make it possible to visualise all the technical information relating to the facilities in 3D for the project's final presentation.
Relations with public authorities, universities and the academic community
Both initiatives have been presented to Adeje Town Council, the Canary Islands universities (University of La Laguna, University of Las Palmas de Gran Canaria and Universidad Europea de Canarias), and vocational training centres, with the aim of introducing them to students and establishing work-placement agreements. Numerous meetings have been organised at the Hotel Laguna Nivaria (La Laguna) to explain this work-placement programme, attracting interest from students of Law, Biology, Engineering, Architecture, Tourism, Business Administration and Management, Geography, Economics, Sociology, Digital Marketing, Computer Science, 3D Design, gardening and floristry, among other fields.
On 21 March 2025, the team held an outreach event in Adeje to present the 2026 schedule and showcase the progress of the initiatives, also visiting the Town Hall. In addition, there is an expectation of a meeting with the Rector of the University of Las Palmas de Gran Canaria, as part of the marketing and outreach strategy established at the beginning of 2025 to bring the project closer to potential investors, institutions and the general public.
The international step: the visit to London
In December 2018, project coordinator Miguel Muñoz made a one-week visit to London (from 1 to 8 December), meeting on 7 December at the headquarters of the London Chamber of Commerce and Industry, where he presented the two Playa Paraíso business initiatives. The reception was positive, with an invitation to return on a future occasion accompanied by the architects and their models, feasibility studies and technical reports, in order to present them to potential investors. The material for this second visit is currently being prepared as part of the strategy of outsourcing the search for international financing.
A recognised destination and a second conference in preparation
In 2021, Playa Paraíso was recognised as Tenerife's best micro-tourist destination, with a 117% increase in overnight stays compared with the previous year (686,743 stays) and a 151.7% increase in accommodated visitors, according to the Tourism Competitiveness and Sustainability Observatory of Ashotel. This recognition further strengthens the appeal of the location for a project of this scale.
Following the publication in March 2026 of a comprehensive review of the 2010–2026 trajectory, the team is now finalising the organisation of a second outreach conference, to be held both in person and via streaming, at two complementary venues: the Guajara Campus of the University of La Laguna and the Costa Adeje Tourism Development Centre (CDTCA). Both venues will simultaneously showcase the two 3D models (using BIM technology), accompanied by presentations on land-use planning, economic feasibility, marketing strategies and the tourism potential of Playa Paraíso, with live broadcasting through social media.
Financing, tax advantages and crowdfunding
One of the pillars underpinning the viability of this initiative is the exceptional tax framework offered by the Canary Islands through its Economic and Tax Regime (REF), which, according to tax adviser Guillermo Núñez Villena of Canarytax, S.L., enables residents and non-residents investing in the archipelago to benefit from substantially lower taxation than in most other parts of the world, with particularly favourable deductions for investments in R&D&I and environmental projects. According to analysts such as Miguel Ángel Ortega, founding partner of AF Innovación Canarias, this framework makes the Canary Islands a highly competitive investment destination from a legal and tax perspective.
To cover the costs of drafting, feasibility studies and preparation of the models, six crowdfunding initiatives have been launched, allowing for financial or in-kind contributions. The project already has the support of Litografía Drago (posters and leaflets) and the collaboration of law firms such as Aznar Abogados and Bufete Aledo, as well as Coram Clairfield Corporate Finance and CLS Consultoría Luis F. Simó y Asociados in the search for investors.
A new avenue to explore: Amancio Ortega and Pontegadea's real-estate empire
Against this backdrop of actively seeking financial and institutional support, a recent article published by Faro de Vigo (30 August 2026) highlighted a lesser-known aspect of Amancio Ortega, founder of Inditex: through his investment holding company Pontegadea, he has become the owner of a portfolio of more than 130 real-estate assets spread across around fifteen countries, valued at more than €21 billion, with tenants including major companies such as Amazon, Meta, Google, Apple, Spotify, BlackRock and Tiffany & Co.
Rather than focusing on traditional property development, Pontegadea's strategy consists of acquiring landmark buildings that are already leased, with long-term contracts and occupied by highly creditworthy companies, thereby securing a stable source of income from day one. In 2025 alone, this business generated more than €1 billion in rental income, illustrating the scale of the capital managed by the Galician businessman beyond the textile industry.
In light of this information, and solely as one possibility among others to be considered, the drafting team believes that it could make sense to explore, in the future, an approach to Amancio Ortega or Pontegadea, either as a potential sponsor or as an interested party with whom to establish a dialogue regarding our initiatives in Playa Paraíso. This is not an established contact, nor is it a commitment entered into by either party; rather, it is an avenue that, given Pontegadea's investment profile—focused on high-value real estate, renewable energy and long-term projects—could potentially align with the nature of our project. This idea adds to the efforts already undertaken with the London Chamber of Commerce and Industry, the Canary Islands universities and other institutional and financial stakeholders, as part of the marketing and financing strategy that we have been developing since 2010.
